Short sale advertising versus reality

I was looking at some homes with a buyer client recently. The actual home did not really match the written description. Sometimes the person writing the advertising gets a little carried away. Here is how the home was advertised.

 

“Beautiful raised ranch located in south Olathe. Find pleasure in the finished basement with a walk-out to the huge fenced in backyard. Treed neighborhood, close to a great walking trail and convenient highway access. With a bit a personal touch, this house is ready to be called home!”

 

‘With a personal touch’. Really? Personal touch with a drywaller, plumber, painter, potential mold mitigation, possible structural piering, and on and on. So… Buyer beware. Short sales almost always come with deferred maintenance or outright problems.  The advertiser is trying to entice home buyers to come see the house and hopefully buy it. They are NOT trying to explain all the work which will need to be done to make it livable.

Be cautious.
