Calculating Days on market
DOM Days on market it the time from listing to going under contract with a particular MLS #
CDOM, consecutive days on market, how long a home has been for sale, without a 90 day break from being on MLS
Non MLS sites, such as Zillow, will show data for days on market that may or may not be accurate, but buyers and sellers are looking there (for whatever data they can find which reinforces their point of view) so it is suggested to look on those sites as well.
Opinion: The practice of holding the house off the MLS with an MLS market waiver for 90 days may get the agent and that house a benefit, but will ultimately undermine the reliability of the MLS data as THE source for housing data, which can push other websites into prominence in the consumer’s minds : Zillow, Craigslist, Postlets, Trulia, Homes.com, Realtor.com, Move.com etc.
